What to Expect?

All prices are clearly listed here on our “services” page. More complex or specialty parts and services are priced individually. For a $70 service call fee we will show up, trouble shoot and diagnose whatever the problem might be. After diagnosing the problem we will have a discussion with the customer about what the problem is and options to fix it. After the customer has agreed on the fix and understands the price we will begin the work.

Some jobs may require the tech to leave and pick up additional parts. We will work with the customers schedule to get the job completed in a timely manor.

Annual Service

$250

The Annual Service is an inspection and service of all major components of the garage door and operator. 

Many parts go bad over time when not properly maintained.

Components Inspected & Lubricated:

  • Cable Loop and Button

  • All Rollers

  • All Bearings

  • All Hinges

  • Springs (Torsion)

  • Pulleys (Extension)

Often times garage doors are not properly balanced. A door that is not properly balanced leads to extreme wear and tear on the operator. To fix this the spring needs to be adjusted. 

If the door is too heavy, it will slam down when being operated manually and often it will not stay fully open by itself. 

If the door is too hot it will fly open extremely fast usually damaging all kinds of parts.  often a door that is too hot, will not even stay closed. It will raise up by itself, leading to excessive damage.

*No parts are included in the service. Parts are an additional cost.


Torsion Springs

$400 for One Torsion spring

$550 for Two Torsion springs

As springs age, they finally wear out and break. While springs do not last forever, some preventative maintenance can prolong their lifespan.

New Rollers

$250

Rollers can become corroded and seize up, causing your garage door to hang up and not open or close properly. Often the best fix for this is to replace all the rollers.

(Some newer rollers are much quieter than older styles.)

New Operator

$650 and up

When deciding what operator to get the options are endless.

The lower end operators last 1 to 5 years. A good operator (Liftmaster 87504) will typically last 10-25 years.
